  • Full Management Option

    £225.00 + VAT
    10% + VAT of rent collected & £225.00 + VAT (charged each time a property is let)

  • Let Only Option

    £275.00 + VAT
    Only payable once tenant has been found.

  • Marketing & Finders

    £150.00 + VAT
    Paid up front.

Additional Management Services

As property management is such diverse market, there are many services that we can offer outside of normal management, such services are.

  • Maintenance

    POA (varies for number of properties and level of maintenance)
    We understand that some landlords are happy to manage their tenants but the worry comes from trying to organise repairs, with a full team of dedicated contractors in every field, we are equipped to manage any and all repairs and maintenance needs.

  • Rent Arrears Management

    £30.00 per debt + Vat & 15% of all rent recovered - Included in Full management
    Occasionally, regardless of how attentive a landlord is to a property and a tenant, problems with rent payment can arise, and this can sometimes lead to a significant amount of rent arrears. Some landlords feel that this money is lost forever, however this may not always be the case. With our staff’s knowledge on property law and our relationship with a local debt collection company we are well equipped to chase rent arrears on your behalf.

  • TDS Protection

    £50.00 + Vat - Included in Full management
    It is a landlords responsibility to ensure that a tenants deposit is registered with a deposit protection agency, we can do this on your behalf.

  • Inventory Reports

    We can carry out an inventory report at the start of a tenancy on your behalf.
    It is a landlords responsibility to ensure that a tenants deposit is registered with a deposit protection agency, we can do this on your behalf.

  • EPC

    £90.00 + VAT
    Organise and complete EPC.

  • Gas Safety

    £99.00 + VAT
    Organise with tenant and contractor for Gas safety to be completed & certificate provided.

  • Tenancy Agreement

    £50.00 + VAT - Included in Full management
    ‘One off’ Sign up – If you find a tenant but would like us to sign them up, that isn’t a problem. Quick and easy for you and your new tenant.

  • Key Testing

    £40.00 + VAT (Plus cost of keys)
    For landlords with multiple properties, keys can often be an issue, we can eliminate that issue by attending the property and testing all keys. If 3 full sets are not present we will have necessary keys cut.

  • Inspection

    £40.00 + VAT - Included in Full management
    Property inspections completed and photographs taken. We then have the inspection signed by the tenant.

  • Smoke Alarms/Detectors

    £40.00 + VAT - Included in Full management
    We can attend your property and ensure that it has working smoke alarms on every floor, if any are not working we can replace on the day. We then have the tenant sign, acknowledging it is their responsibility to maintain them beyond that point.

  • EICR

    £POA
    Electrical inspection condition Report is a must have for HMO’s, we can organise this start to finish.

  • Insurance Organising

    £25.00 + VAT per Property
    As we have a relationship to a local insurance broker we can offer competitive insurance quotes for portfolios, we would organise this start to finish.
